COASTAL PLANNING AND PERMITTING
PLANNING SYSTEMS has processed over 70 coastal development permits and permit amendments through the Coastal Commission, from single-family homes to 2,000 acre master plans. We have also prepared application, negotiated and processed over 35 amendments to local coastal programs (LCP). We have worked on behalf of a number of cities, utility agencies, and many landowners to strategize, negotiate and win approval by the Coastal Commission on projects ranging from small, such as repair of a gas line; to large planned communities of 1,800 homes.
We have significant knowledge of the California Coastal Act and coastal policies, experience in negotiating with coastal staff, and in the preparation of exhibits and information provided, and assisting staff in adopting findings and conditions in a format acceptable to the client.
