Description:   Master Plan preparation, City permit entitlements, mitigation plans, CEQA environmental documentation for mixed use 398-acre property in Carlsbad. Quarry Creek Planned Community

Description:   Processed Master Plan and entitlements for 636 unit multifamily residential master planned community.  Processing of environmental permits through federal and state agencies.  Follow-up site development plan processing for all planning areas [Carlsbad & Oceanside 2011-2015]

Agua Hedionda Retail Specific Plan
Client: Caruso Affiliated, LLC
Description:   Preparation of a local facilities management plan and peer review of Specific Plan and EIR for development of a 48-acre retail property [2013-2015]

K1 Speed Conditional Use Permits
Client:  K1 Speed
Description: Application and processing of conditional use permits for indoor entertainment uses within industrial locations in various cities throughout the country.  Cities in which our processing occurred include; Irvine, CA; Ontario, CA; San Diego, CA, Wilmington, MA; Fishers, IN; Denver, CO; Atlanta, GA; Noblesville, IN; South San Francisco, CA; Santa Clara, CA, and others. Description: Application and processing of site development plan and coastal permits for 115,000 sf upscale retail mall on property located adjacent to Encinitas Creek in Carlsbad.  [Carlsbad 2004-2005]

Four Seasons Residence Club Expansion

Description: Application and processing of site development plan permits for expansion of parking lots to accommodate expanded services at Four Seasons Residence Club  [Carlsbad 2014-2015]

City of Carlsbad Environmental Processing and Monitoring
Client: City of Carlsbad/CMWD
Description: Preparation of environmental documentation (MND's), federal and state agency environmental permitting,  local permitting and biological monitoring of construction activities for several public utility (water and sewer) operational and maintenance activities.  [2012-2015]

San Marcos Sewer Line

Description: Preparation of environmental documentation (MND's), federal and state agency environmental permitting, and biological monitoring for installation of a trunk sewer line that crossed jurisdictional drainages in San Marcos.  [2011-2012]

DKN Carlsbad Hotel Springhill Suites
Client: DKN Hotels
Description: Application and processing of local and Coastal Commission LCP amendments and development permits for demolition of existing restaurant and 28-unit motel, and replacement entitlements for 104 unit Marriott Springhill Suites hotel in downtown Carlsbad.  [Carlsbad 2012]

La Costa Glen Retirement Community
Client: Continuing Life Communities LLC
Description: Application and processing of local, Coastal Commission and agency permits for multi-use 126-acre retirement community in Carlsbad.  Project included two crossings of Encinitas Creek.  [Carlsbad 2004-2007]

Calavera Dam Remedial Improvements CEQA Documents and Permits
Client: City of Carlsbad
Description: Preparation of CEQA document (MND), Technical Appendices and application/processing of Agency permits for repairs to dam structure, operations building, intake tower and related dam facilities.  Prepare and process USACE, CDFG and RWQCB permits, and mitigation and monitoring plans. [Carlsbad 2010]

Aviara Planned Community - Four Seasons Hotel/Golf Course/Sports Complex
Client: Aviara Land Associates LP
Description: Preparation and processing of local, federal and state entitlements, including site development permits, master plan preparation and processing,  local coastal program preparation, coastal development permits, resource agency and wetland permits for a 2,000 residential unit and 450-room hotel and other land uses, in Carlsbad.  [Carlsbad 1992-1997]

SDG&E Environmental and Coastal Permits
Client: Pangea Biological and Environmental
Description: Subcontract for environmental analyses and processing of local agency and coastal development permits for various SDG&E operational and maintenance activities.  Permit processing for these activities is primarily in Encinitas and Solana Beach.  [2014-2015]

Description: Senior housing project (100 units) and affordable apartment project (364 units).  Coordinated and managed site development plan entitlements.  [Carlsbad 2014-2015]

Woodward Street Senior Housing

Description: Environmental documentation and local agency permit processing for 100-unit senior housing project in San Marcos.  City negotiations and affordable housing agreements were also included in the project processing.  [2015]

Description: Application and processing of local development permits for 99 unit Fairfield Inn Suites hotel on and industrial site near McClellan Palomar Airport in Carlsbad.  [Carlsbad 2012-2014]

Description: Preparation of a specific plan, processing of the specific plan through the City of Carlsbad.  [Carlsbad 2013]

Hampton Inn/Homewood Suites
Client: Tarsadia Hotels
Description: Preparation of an application package and processing of a site development plan and conditional use permit for two business hotels totaling 244 rooms on two separate industrial lots adjacent to McClellan-Palomar Airport in the City of Carlsbad.  [Carlsbad 2009-10]

El Camino Real Affordable Housing

Description: 140 unit affordable housing apartment project environmental documentation, entitlements processing and construction monitoring for mitigation activities.  [Carlsbad 2005]

Robertson Family Trust – Community Park & School Sites

Description: Community Park and Elementary School site local permit processing.  Also including federal and state agency permits, mitigation habitat corridor mitigation and monitoring plans.  [Encinitas 2010]

Holly Springs Encinas Creek Apartment Homes

Description: Application, negotiations and processing of local Carlsbad entitlements for 128-unit apartment project, including affordable housing, CEQA and mitigation plans.  [Carlsbad 2013-2014]
 

Carlsbad Paseo Retail Center
Client: Strategic Property Advisers
Description: Preparation and processing of local entitlements, including conditional use permits and coastal development permits for a 44,000 sf retail center, and two freestanding restaurants in Carlsbad.  Also negotiated USACE permit for impacts to jurisdictional localized streambed.  [Carlsbad 2008-2009]

Park Hyatt - Aviara

Description: Modifications to hotel site design plans, including soil repair and recreational facilities.  CEQA documentation and parking analysis also provided.  [Carlsbad 2005-2007]

Agua Hedionda Sewer Lift Station and Force Main
Client: City of Carlsbad/Brown & Caldwell
Description: Processing of City and Coastal permits, preparation of CEQA document (MND), Technical Appendices and application/processing of Agency permits for installation of sewer trunk line (3,960 ft. force main and 8,420 ft. gravity sewer), sewer lift station, and sewer support bridge across the Agua Hedionda Lagoon channel and through central Carlsbad.  [Carlsbad 2011-2013]

SDG&E Environmental Support Contract

Description: Various support projects, including preparation of Encina Desiltation Basins CEQA documents and Coastal Commission and agency permitting, Del Mar Tower Change-Outs Coastal permits, The Ranch Substation environmental analysis, Encina Switchyard entitlement processing, biological assessments, including identification of ESHA, USACE, CDFG and RWQCB permitting, mitigation and monitoring plans, and processing entitlements.  [Oceanside, Carlsbad and Encinitas 2007-2013]]
